The tenants (you) will have access to the upstairs level of the house, including all upstairs bedrooms, the kitchen, etc
The tenants (you) will have full access to the backyard and both the upper and lower deck areas off the back of the house.
The tenants (you) will also have exclusive access to the garage, and the carport.
The utilities of Electricity, Water, Gas, and Internet will all be held in the owners name and, as per your lease agreement, will not be charged to you - their cost has been factored into the rent price.
The front courtyard area will be a shared point of access for the residence.

The downstairs area of the house has another bedroom, kitchenette, and bathroom, which will not be rented out. These downstairs rooms will remain the owner's and, whilst working in the area, they may spend time and/or stay there during the week if they have contracts or work in the Brisbane area. They may or may not choose to change the downstairs use for other purposes, but in any case, they or whoever is in that downstairs area, will be required to operate in a manner that does not interfere with your own rights to reasonable peaceful enjoyment of the residence.
