Search the Internet
There is no longer the need to drive from one real estate office to the next to view properties in their windows. The quickest way to seek information and view properties is of course on the internet. This one medium can help you gain an understanding of what you should be paying and what is for sale in any given suburb. What used to be hours of driving around can now be done in the comfort of your office or home in no time at all.
Newspapers
The Courier-Mail and community newspapers have real estate lift outs, featuring properties For Sale. Most buyers will grab a copy and over coffee peruse the paper and organise the properties they want to view. The papers wil also give you a clear idea of who the leading agencies are and this is an iindicator of who can best service your needs.
Open for Inspections
Most agencies will display their open for inspection times on the internet or if you are on the buyer alert database you should recieve the open for inspection list via email, every Friday. After searching the internet or papers, allocate enough time to view each property. If you view a property that appeals, spend the time getting to know the property. If the property does not appeal, move on and get to the next home so you do not miss out. When you attend an open for inspection the agent will ask for your name and contact phone number. This is a courtesy to our owners, as well as allowing the agent to follow up with you, to gather feedback for our owners, so like you, they can make informed decisions about their property.
Making an Offer
A written offer will have the most credibility when it comes to presenting the offer to sellers. Many agents may discourage verbal offers, but may accept a written expression of interest to start the negotaitions. The expression of offer is not binding, but an efficient way of presenting interest. Otherwise you will be expected to sign a contract. Contracts in Queensland are approved by the Law Society and are standard real estate contracts. Signing a contract is the best way to demonstrate your interest; the contract is not enforceable until all parties have agreed to all terms and conditions and signed the contract. You will be expected to pay a deposit that is banked into a trust account.
